1. Overview of Services

NEST provides a streamlined platform for individuals to purchase fractional ownership in luxury real estate properties. Through our services, members can enjoy shared ownership while we manage the home’s maintenance, bookings, and other property-related services.

2. Eligibility

By using NEST, you confirm that you:

  • Are at least 18 years old.

  • Have the legal capacity to enter into agreements.

  • Will use the platform for lawful purposes only.

3. Ownership Structure & Rights

  • NEST properties are sold in fractional shares, granting each owner legal ownership in the home.

  • Owners may utilize the home based on scheduling availability as outlined in their co-ownership agreement.

  • Owners are responsible for their proportionate share of property expenses, which may include maintenance, utilities, and property management fees.

  • Owners retain full equity in their shares and may sell them at market value.

4. Selling Your Share

  • Owners may sell their fractional interest at any time, either independently or through NEST’s network of real estate professionals.

  • NEST facilitates the resale process but does not guarantee a sale within a specific timeframe.

  • Any appreciation in the property’s value belongs solely to the owner.

5. Concierge & Property Management Services

  • NEST provides full-service property management, including maintenance, housekeeping, and scheduling.

  • Our concierge team offers recommendations and assistance with dining, entertainment, and exclusive event access, but we do not purchase tickets on behalf of owners.

6. Use & Conduct

  • Owners and guests must adhere to all community rules, HOA regulations, and property-specific guidelines.

  • NEST reserves the right to revoke usage privileges for misconduct, property damage, or violations of the co-ownership agreement.

7. Liability & Disclaimers

  • NEST is not responsible for market fluctuations affecting property value.

  • We do not provide financial, tax, or investment advice—owners should consult their own advisors.

  • NEST is not liable for personal injuries, damages, or losses sustained while using the property.

8. Termination of Services

  • NEST may suspend or terminate services for any violations of these Terms.

  • Owners may exit the co-ownership agreement through the standard resale process.

9. Modifications to Terms

We reserve the right to update these Terms at any time. Continued use of NEST after updates constitutes acceptance of the new Terms.
